We provide RICS approved Homebuyer Reports & Surveys to assist you in making the correct decisions when choosing your new home in Lincolnshire. Our aim is to provide you with the necessary reassurance that you are purchasing a sound property at a suitable price, avoiding potentially expensive hidden costs and defects. Following an in-depth visual inspection of the property our reports provide an expert account of its condition and highlight any problems in a clear and easy to understand ‘traffic light’ ratings system.

Different homes require different types of survey. In line with new RICS Professional Guidance UK we are able to offer three levels of report:

Survey level one: RICS Condition Report

The most basic survey report which shows the condition of the property, offers guidance to legal advisors and highlights any urgent defects. Typically the lowest priced of the surveys, it is aimed at conventional properties and newer homes where a valuation is not required.

Survey level two: RICS HomeBuyer Report

This is the most commonly used report and is suitable for the vast majority of properties built since the middle of the 19th Century. It includes all the features of the RICS Condition Report, plus a market valuation and insurance rebuild costs. It also includes advice on defects that may affect the value of the property with repairs, and ongoing maintenance advice.

Survey level three: RICS Building Survey

Essential for larger or older properties, or if you’re planning major works. The most comprehensive of the three reports provides you with an in-depth analysis of the property’s condition and includes advice on defects, repairs and maintenance options. A market valuation can be provided in addition if required.
