FOR SALE BY INFORMAL TENDER (Closing Date 6th August 2020, 12 noon) GUIDE PRICE £60,000 LOCATION AND ACCESS The land is located directly off Peasgate Lane a quiet lane east of the village of Toynton All Saints. It lies only 2 miles south of Spilsby and the A16. DESCRIPTION The property extends to about 3.32 acres and first you have two narrow paddocks that open out into the main area which slopes gently to a ditch at the far end. It is all grassland suitable for grazing horses and other livestock. The fields are fenced with post and wire with some wooden feather board fencing. Some trees surround the land. Both mains water and electric are nearby at the dwellings near the entrance. PLANNING The property is in East Lindsey Local Authority. It is in open countryside and the cabin has consent for agricultural storage only. Currently there is an enforcement notice caused by the use of a previous owner, this requires the removal of the kitchen and shower room fittings and the purchaser will need to arrange this to comply. Alternatively, the purchasers may apply for planning for change of use as a route to removing the enforcement notice.
