There was a very slow start to 2008, reported throughout the industry and probably created by the perceived financial crisis and fostered by alarmist headlines. The early Easter however, saw the need to move house for work purposes, nest build for young couples and downsize for the empty nesters begin to turn people's thoughts towards the option of renting as opposed to buying. Capital Gains TaxCapital Gains TaxAs a property investor, it is likely that at some time in the future you will wish to sell. If you are residenti in the UK for tax purposes, Capital Gains Tax is the tax that you have to pay on on any capital gain (essentially the difference between what you have paid for it and what you sold it for) you make on the sale. So, if your investment property has increased in value, it is likely that you will have a taxable capital gain. If you are a higher rate tax payer, this could reduce your return on investment by up to 40%. Advance Warning For October 2008Advance Warning For October 2008We wish to alert all our clients to the need to provide an Energy Performance Certificate for rental properties coming to the market from October 2008. To date the information provided is scant but this section of the Home Information Pack is apparently being applied to rental properties as well. For new and existing landlords this will be a further expense when letting their property. The Energy Performance Certificate will have to have been completed and a rating given prior to the property being advertised to let. Inventories and Schedules of ConditionInventories and Schedules of ConditionSince April 2007 the Tenancy Deposit Scheme came into effect and one consequence of this legislation has been to make it even more important to provide clear details of the condition of a property at the start of a tenancy. This document provides the benchmark from which all deductions for dilapidations can be made at the end of a tenancy. In the words of the Association of Residential Letting Agents, " This is an absolutely essential document that provides a written benchmark, which should be amended and updated and recreated before the beginning of each new tenancy. Housing Benefit PaymentsHousing Benefit PaymentsFrom April 2008 the rules governing Housing Benefit are due to change. Housing Benefit is to become the Local Housing Allowance and this will be paid on all new claims made from April 2008.
