Pricing your property for sale

Advising a client on setting a price for their property is not a
question of pulling a price out of the air!

As a practice of Chartered Surveyors and Valuers we aim to provide you with our honest professional advice.

We have considerable knowledge and experience in valuing a large range of differing styles of properties from large county houses and estates down to small terraced cottages.

We maintain a database of properties, which have been on the market and/or sold from which to construct an appropriate pricing policy for your home.

The basis for a Property Pricing Appraisal

An analysis of property sales in the area of your home of the type and style of property you are selling.

Assessment of plot and location values.

Square footage values of comparable ranges of styles and standards of accommodation.

The influence on value of any relevant title legal matters, such as rights of way.

Direct comparison with similar properties sold or available in the market.

Your particular marketing requirements. For example, you may need a quick sale or have several months within which to find a buyer.

Assessing when is the right time for the property to go to the market? Is there a seasonal factor that affects the market for the property?
