Making the Appointment

We shall endeavour to make the appointment at a time that meets your needs, which we appreciate could be beyond our normal office hours.

In the unlikely event our valuer is delayed prior to your appointment, you will be contacted by them or our office to provide you with an estimated time of arrival or the opportunity to re-arrange the appointment if required.

 

How long will the Appraisal take?

It depends on the nature and size of your home and the detail to which you would like us to take the appraisal on the day. An appraisal may take from 1 hour to half a day. From the information you provide us upon making the appointment we will make a judgement as to the time required to complete the appraisal to sufficient detail.

Confidentiality – not everyone wants the neighbours to know that they are considering selling. Let us know and we will ensure our inspection is discreetly conducted.

What will the Appraisal involve?

An introductory chat with you about the ownership of the property. What improvement have you made to you home, did you replace the roof, when was the property re-wired, etc.

A discussion as to why you are moving, where are you hoping to move to, when do you need to move, how quickly do you need to sell, etc. This information can have a significant influence on the marketing and pricing advice we provide.

An inspection of both the interior and exterior of your home, grounds and outbuildings – even if it rains!

As Chartered Surveyors our inspection will also involve a physical measuring of the accommodation and other buildings as appropriate. This is often essential in providing you with professional pricing advice.

We ideally like to provide our clients with at least an outline asking price guide on the day. However, we also seek to carry out an office pricing of the property after we have inspected your home. This allows us to fine tune our advice on your behalf by taking into account other market evidence that we feel is appropriate to your property. Providing constructive asking price guidance is not a question of just pulling figures out of thin air. Your home is unique and must be assessed in this light.

Setting an asking price for your home must take into account not just the market in general but also the timescale within which you seek to conclude a sale. The more time you have available to sell your home, the greater opportunity we have to find that smaller band of buyers who just might, for one reason or another pay a premium price for your home. Need a quick sale? If yes, keeping pricing competitive may be the key to drawing successful interest in your property.

The office appraisal and follow up

We will carry out a further, office based pricing and marketing appraisal on your property applying any additional market evidence in finalising our advice.

We will arrange to discuss with you directly our final proposals. In addition it is likely that your property will warrant the issuing of a Summary Marketing Report covering our marketing, pricing and fee proposals in writing.
