Inventories and Schedules of Condition

Since April 2007 the Tenancy Deposit Scheme came into effect and one consequence of this legislation has been to make it even more important to provide clear details of the condition of a property at the start of a tenancy. This document provides the benchmark from which all deductions for dilapidations can be made at the end of a tenancy. In the words of the Association of Residential Letting Agents, " This is an absolutely essential document that provides a written benchmark, which should be amended and updated and recreated before the beginning of each new tenancy. A properly constructed Inventory/Schedule of Condition details the fixtures and fittings and describes their condition and that of the property generally. Landlord and Tenant often share the costs involved in preparing and checking the inventory; such costs should be seen as a necessary investment that helps to protect the interests of both Landlord and Tenant."

Robert Bell & Company made the decision at the point the new legislation was enacted to use the services of an experienced Inventory Company in order to provide the fullest service possible for our valued clients. Sadly this did involve an increase in costs for our Landlords, but to date, the provision of a clearly written schedule of condition signed and agreed by the Tenants at the start of a Tenancy has forestalled any disputes which could delay the arrangement of repairs and cleaning.
