One of the most remarkable things most agents have seen with the introduction of HIP's is the fact that few sellers and very fewer buyers even both to have a look at what they contain!? But you are all possibly making a mistake.

From a sellers point of view the information this document contains could well have a very significant impact on the sale of your home. Have a look at it - check to see whether there are any issues it raises that need attending to prior to the agents marketing starting. For example, where sellers are checking we have seen them point out errors in the title, the address of the property, the names of the owners, the land registry plan showing the incorrect boundaries, rights of way of which they were unaware, and yes even more. As a buyer, its well worth you having a look at the HIP to check if there any anomalies such as those detailed above. Also look carefull at the local searches, is there a planning application for a hotel on the neighbours land, etc.
